Scary-Good Children’s Hospital Fundraiser
On October 30th from 4:00PM until 8:00PM the Devotion School Gymnasium located on Harvard Street and Coolidge Corner in Brookline will host ‘Scary-Good’, a sure to be enjoyable fundraiser. This event will thrill attendees with a Halloween-themed costume party and an exciting haunted house tour constructed by an MIT engineer and a local expert who has built countless haunted houses over the past ten years.
In addition to the activities planned, there will be delicious food available for purchase, a best dressed costume competition for both adults and children and a DJ keeping everyone in the seasonal mood. A silent auction will allow onlookers to purchase enticing items such as first-class Patriots tickets, an autographed Dustin Pedroia baseball and restaurant vouchers, all donated by generous individuals supporting the cause.
Well what is this cause? This occasion is certainly a greater and deeper one than the typical Halloween event. The Children’s Hospital Boston is home to countless young people who are in desperate need of help from their neighbors and strangers alike. The Scary-Good evening will cost the public only $5 for children and $10 for adults to attend. Help is still needed to Design, build and staff the Haunted House, work as staff during the check-in process, organize the costume party and competition, and to donate items for the silent auction.
Regarding monetary donations, Platinum sponsors are awarded to those individuals or parties who generously allocate $1,000 to the cause, Gold for $500 and Silver for $250. Although, when the issue at hand is focusing on the difference between a child having the available funding to receive the necessary treatment or not, any given amount is greatly admirable of the donor, every penny counts. Every supporter who donated or helped with the event will be recognized during the festivities in addition to being highlighted on the website, listed below, for their selfless commitment to such a worthy cause.
There is a limited space of the Devotion Gymnasium, but don’t let that deter you, spread the word among your peers, coworkers and family! An assured way to have fun while helping children this October 30th is to reserve your tickets online.
For tickets, more information and to find ways on how to become a sponsor, please visit Scary-Good’s website at www.scary-good.com

Rent Realtor: How to Rent a Home without a Rent Realtor
Rent Realtor: How to Rent a Home without a Rent Realtor
Article by Andrew Stratton
There are many reasons why you are choosing to rent a home right now instead of buy. The market is still in turmoil, unemployment is still high and even graduates are finding it hard to get a job.
Renting may be a more affordable option at the moment. Now the question is-Do you need help from a rent realtor or can you do it yourself? The answer is no, you don’t have to rely on a professional to find your home. Here’s why you don’t have to hire a rent realtor:
1. First of all, an agent doesn’t usually make any money on rental properties. They get commissions from sales, not leases. If you just want to rent, realtor services may be sub-par because the motivation is not there. Now, that is not to say that an agent won’t work hard for you, but there is less incentive for her to offer you the best customer service possible. Unless, of course, you are planning to buy in the not too distant future and she wants your business then.
2. There is no national database like the MLS system, so you have access to all the same information as an agent. When you buy, a professional can get market analysis and other info that is helpful to a purchase. Renting is a different story. You can peruse all the same sites that an agent can so, you don’t need her professional credentials to get the information you need.
3. Even if there is a rental property division, your choices are limited. So, if you do hire a rent realtor, the only properties that you see will be the ones listed with her firm. This means you may have to compromise to get what you want when the right house is still out there. If you limit yourself, you could be missing out on the perfect place with everything you are looking for and it may be just around the corner.
4. There are unlimited resources available to you to find the right property. With the Internet, you can do your entire rental home hunting from your couch. Craigslist, Ebay, regional and local rental sites-all are possibilities that let you see pictures and get details on the home. All around town, you can find boxes holding free rental magazines. The classifieds, word of mouth and simply driving around the neighborhood are other ways to find the right property.
It isn’t necessary to have someone else find you a home to rent. You know what you want, you know what you can afford and you have access to all the search tools and information so why not be proactive in finding your rental home and do it yourself.

REDCO Institute of Real Estate Management to Train Gurgaon Realtors
Around 40 realtors in Gurgaon have joined a training program to improve their understanding of legal and professional issues related to property. The pilot training project, a public-private partnership, commenced on Monday by the REDCO Institute of Real Estate Management — the 40 realtors form the first batch of this six-day training course. According to the administration, around 500 professionals, including builders, brokers, property dealers and agents, have registered for the training since it was announced three months ago.
The specially designed 44-hour program will focus on the real estate industry’s markets and practices, urban and environment planning, laws and regulation, property management, planning and development, finance and investment, among others. Municipal Corporation of Gurgaon’s Deputy Commissioner Rajender Kataria said: “After completing the program, participants will have a good understanding of diverse issues like urban infrastructure, finance, urban law, planning, various Acts, renting and tenancy checks and even Vaastu Shastra among others.”

Kataria added feedback from the participants will help in improving the course content. The district administration had undertaken a a major camp and a day-long workshop on March 30 to register the property dealers in Gurgaon. The camp and the workshop was held in coordination with Real Estate Development Council (REDCO) Haryana, a regulatory body of all stakeholders (public and private) in the housing and construction industries.
The administration then carried out a month-long campaign in April, with REDCO providing legal aid and information to property dealers. While there has been an overwhelming response to the program in Gurgaon, the rest of the state has registered only around 100 realtors.

Importance of using an experienced Real Estate Agent
Importance of using an experienced Real Estate Agent
That is exactly why it is critically important that you hire an expert to help you navigate through all the details and negotiations.
Yes, there are lots of Real Estate Agents, but not all of them may be looking out for your best interest. Therefore the first thing you need to do in this process is to find a real estate agent that you can trust, that has experience and importantly has great negotiation skills.
From the experience side of things.
A few things to ask a prospective agent? How long have you been in Real Estate?Do you do this full time? What are your sales stats for the last couple years.(These may seem like intrusive questions, but any top-producing agent will actually welcome them)
The importance of Negotiation.
Negotiating is probably the most important skill that an agent can possess. The agent could be an excellent salesperson, but without negotiating skills you might not be getting the best deal for your dollar. A really great agent will listen to the concerns of both the buyer and the seller and then work on something that benefits both parties. A great negotiator will ask the proper questions to find out exactly what those concerns are, and in addition what each side wants to ultimately accomplish. The goal being, to turn your transaction into a win-win situation for both parties.
]]>
Area knowledge.
An agent should have in-depth knowledge of the area in which the property is located. From a seller’s perspective, knowing the actual value of the property and how much the sellers could get for it is vital. From the buyer’s perspective, the agent should know about schools, local amenities and even which local business are in the surrounding area. On the subject of tax rates, building codes, home repairs and insurance costs, an experienced agent can also point out exactly where to get the information.
In conclusion, picking an agent that has the experience and negotiating skills to help with selling or buying a home is an incredibly important step. Be careful to choose a strong partner in your pursuit of either selling or buying.

Can You Really Sell Your Own Home Without A Realtor? Debunking The Myths
Can You Really Sell Your Own Home Without A Realtor? Debunking The Myths
Have you ever wondered ‘is it possible to sell your home without a realtor who charges me thousands of dollars in fees. Have other home owners done it successfully? Can I do it?
The answer is yes, yes and yes. Its not difficult and certainly not rocket science. Finding good advice and a little bit of research will enable you to sell your home for market value and avoid paying out thousands in fees.
Did you know in Canada 1 in 4 people sell their own home privately? The concept is new but rapidly gaining popularity.
1. Is it legal?
To sell your own home privately is perfectly legal in the majority of western countries. In fact it is fast becoming common practice.
2. Contracts and paper work?
Don’t be caught, Real Estate agents will try make out that you have to have their help when it comes to the offer and acceptance paperwork. This not true, anyone can write up a legally binding offer and acceptance form to sell your own home, it is no different to selling a car privately. Although I would highly recommend you use a standard legal form to avoid any points you may not have considered.
]]>
Forms are easily available from your local realtor association, in some countries (Australia, UK) from the local post office or go online, Google ‘offer and acceptance real estate forms’ and download them free of charge.
If in any doubt you can always ask a lawyer to supply the necessary paperwork to sell your own home, a small price to pay for peace of mind.
3. Marketing your home yourself is easy.
Yes you do, you just don’t know it yet. You read ads and brochures from agents selling houses. You immediately know what attracts you, what catches your eye. You know what makes you purchase things, therefore you are an expert. Ask yourself this. Is it the price, the pictures, the layout, the description or a combination that attracted you to look at the advertisement? Now simply copy the style of ad that you think works best
Tip: For fast results the secret is to be different, ensure your advertisement stands out from all others. Try to attract the buyer’s attention with an ad that is different to those realtors use. An example of one that caught my eye and probably thousand of others….’Cat for sale 0,000, comes with free 4 bedroom house’
4. Still unsure?
There are now companies that specialise in assisting people to sell your own home. No commissions just a minimal fee that will get you everything you need; online ads, for sale board, paper work etc.
